Project Overview
Nestled in the bustling business hub of Brentwood, a thriving office park sought to upgrade their existing parking lot with sustainable and aesthetically pleasing hardscape solutions. The client, a property management firm overseeing multiple commercial properties, wanted a durable, environmentally friendly solution to replace their deteriorating asphalt surface. With a focus on sustainability and stormwater management, they opted for an 8,000 sq ft permeable paver installation that could efficiently manage runoff and enhance the property’s curb appeal.
The Challenge
The project presented several challenges typical of large-scale commercial installations. The existing lot suffered from poor drainage, leading to frequent puddling and surface degradation. The underlying soil was predominantly clay, notorious for its poor drainage characteristics. Additionally, the office park’s high traffic volume necessitated a tight installation timeline to minimize disruption to daily operations. The site was also constrained by limited access points, complicating the logistics of material delivery and machinery movement.
Our Solution
As Middle Tennessee’s only certified Techo-Bloc installer, we leveraged our expertise in permeable paver systems. We selected Techo-Bloc’s Hydrablok permeable pavers, known for their superior load-bearing capacity and aesthetic versatility. The pavers were laid over a specially engineered sub-base consisting of multiple layers of varying aggregate sizes, designed to maximize infiltration and structural integrity. Our technical approach included designing a grid pattern that not only ensured efficient water drainage but also complemented the modern aesthetics of the office park’s architecture.
The Process
The project spanned over four weeks with a crew of ten skilled workers. It was executed in carefully planned phases to ensure efficiency and quality:
- Demolition and Excavation: We began by removing the old asphalt surface and excavating the clay subgrade, reaching a depth sufficient to accommodate the new permeable system.
- Sub-base Installation: A multi-layered aggregate sub-base was installed, each layer compacted to engineering specifications to facilitate water infiltration and structural support.
- Paver Installation: The Hydrablok pavers were meticulously laid in a herringbone pattern, ensuring optimal load distribution and aesthetic appeal.
- Final Touches: The installation was completed with edge restraints and joint filling to enhance stability and prevent paver movement.
Results
The transformation was dramatic and immediate. The new permeable paver lot not only resolved the previous drainage issues but also added a visually striking element to the office park’s landscape. The client noted a significant reduction in surface water accumulation even during heavy rain, thanks to the pavers’ superior infiltration capabilities. This improvement led to less maintenance and extended the lifespan of the parking area. The property’s enhanced appearance and functionality received positive feedback from tenants and visitors alike, reinforcing the client’s commitment to sustainable practices.
